Most booking sites give you a filter and wish you luck. We would rather have a short conversation. Tell us your dates, your group size and roughly what you are hoping for, and we will come back with two or three houses that genuinely fit — not a list of everything that happens to be free.
That matters more than it sounds. A five-bedroom villa that sleeps twelve on paper can feel cramped with twelve adults and generous with a family of eight. A pool that is perfect in March is a different proposition in July. A house that is ideal for a quiet anniversary is the wrong choice for a birthday party with music. These are the distinctions our team makes every day.

Alibaug, Nagaon, Kashid, Mandwa, Murud and Karjat all offer something different, and the right answer depends on your group. If you are torn, the destinations overview is a good starting point and we can take it from there.
Rates move with the season, the day of the week and the length of stay. Rather than guessing from a headline price, ask us — we will give you the real total for your dates, including what is and is not included.
Groups above twenty often work best across two properties, or in one of our larger houses. We can plan either, and we will tell you honestly which will work better for your group.
Birthdays, anniversaries, engagements, intimate weddings and corporate offsites all need slightly different setups. Tell us what you are planning and we will flag which houses allow music late, which have the space for a gathering, and what can be arranged on site.
How far is the nearest beach, really? Is the caretaker on site overnight? Can we bring our own alcohol? Is the pool heated? Ask before booking rather than discovering after.
Enquiries sent during working hours are usually answered the same day, and always within one working day. For travel inside the next 48 hours, calling is faster than writing — a house that shows as available online may have been held ten minutes ago.

Yes, and it is usually the better option. Booking direct means the best available rate, a real person to call if something changes, and no platform sitting between you and the house.
We can advise on the ferry from Gateway to Mandwa versus driving via Panvel, and arrange local transfers on request. Tell us your arrival plan and we will tell you what works best for that property.
Contact us as early as you can. Date changes are often possible depending on availability and how close you are to the stay — the terms are set out on the cancellation policy page.
Yes. We regularly host team offsites and can provide proper invoicing and documentation. Mention it in your enquiry so we route it correctly.
