Rates on this coast move with the calendar. A villa that is in high demand on a December long weekend is quietly available at a much better price on a Tuesday in July — same house, same pool, same view. Our offers exist to make that visible rather than leaving you to guess.
Everything listed on this page is bookable directly with us. There is no platform commission built into the price, which is the simplest reason booking direct usually costs less than booking the same house elsewhere.
Monday to Thursday stays are consistently the best value in our collection. The houses are the same, the coast is emptier, and the price difference against a Saturday night is often substantial. If your dates are flexible at all, this is where to look first.
Three nights and above frequently attract a reduced nightly rate. It also changes the trip — two nights on the Konkan coast is mostly travel and unpacking, while three or four gives you a day that belongs entirely to the holiday.
June to September sees the lowest rates of the year. The sea is not for swimming, but the landscape is at its most dramatic, the crowds disappear entirely, and houses that are booked months ahead in winter become available at short notice. Our guide to monsoon in Alibaug makes the case properly.
For peak dates — Diwali, Christmas, New Year, long weekends — booking early secures both the house you want and a better rate than last-minute availability will offer. Popular houses for New Year go months ahead.
Large bookings, multi-house bookings and corporate offsites are priced on request. If you are moving twenty or more people, or booking two properties together, talk to us rather than adding up the listed rates.
Birthdays, anniversaries and engagements can be arranged with decor, cakes and setups at several properties. These are quoted alongside the stay rather than listed as fixed packages, because what makes sense varies enormously by house and group.

No. Applicable rates are reflected in the quote we send you. If you were referred by a friend, mention it so the referral credit is applied.
Sometimes. A midweek rate and a longer-stay discount often stack; a seasonal rate and a promotional one usually do not. We will always quote you the best available combination rather than making you work it out.
Peak dates — New Year, Diwali, Christmas, long weekends — are generally excluded from discounting because they sell out regardless. Booking early is the real saving on those dates.
A quote is typically held for a short window, and the dates are only secured once the advance is paid. On popular weekends houses can go within hours, so if the quote works, confirm it.
That depends on timing. The cancellation policy sets out the terms, and discounted rates sometimes carry stricter conditions — we will flag that when we quote.
